Our
development team seeks to achieve excellent returns for our partners and clients by locating prime development opportunities and producing a project that will maximize value. We will consider starting with raw land, or an existing structure that needs to be razed, or an existing structure or facility that can be remodeled, refurbished or is only partially completed. Every project is reviewed and analyzed as a separate business case. We undertake projects on both an investment basis, as well as to client order.
Our various professional licenses enable us to perform all aspects of the project to maximize the returns from each project. Our in-house team can identify and acquire the target property, process and negotiate any required entitlements and permits with various public authorities. We can assist with value engineering in the planning stages, construct the project, and finally sell the finished product.
We prefer to finance our own projects by organizing separate investment syndicates for each project. We believe this provides investors with the best approach to solving the problem of non-liquidity and also usually results in greater leverage. Our syndicates are typically structured as either Corporations or Limited Partnerships. For 2009 and 2010 we plan to focus our investment syndicates toward opportunities with distressed assets, in particular, quality properties in foreclosure at certain price points.
